There's nothing good about living next to a frat house if you've got a baby, at least according to the trailer for 'Neighbors.' The film pits Seth Rogen and Rose Byrne against Zac Efron and his frat members. Rogen wants peace and quiet, and Efron and company just want to party.

And going by this trailer, there's going to be hijinks. This trailer comes pretty early in the scheme of things, as 'Neighbors' isn't scheduled to open until May of 2014, but if they're building awareness now, it may be because they think they've got another 'Bridesmaids'-sized hit on their hands.

This also seems to be a make or break movie for Zac Efron. The teen heartthrob has definitely taken roles that show he doesn't want to just be known as the kid from 'High School Musical,' but when those roles are in films like 'The Paperboy' and 'At Any Price'... well, it helps if audiences actually see them.
